Always do your own rental survey. Find out what comparable rental properties in the area are fetching and then make your own assessment of what the market will bear. You may uncover something the seller overlooked, or perhaps the seller priced the property without considering the potential for increased rent.

Then run your own numbers. Recalculate the investment property’s cash flow, cap rate, cash on cash, internal rate of return and other financial measures, using rents more in line with the market. Who knows, you might find a nugget of a deal that you might have missed. It happens, it can happen.
